Retail Agreement

That idea you’ve always had about running your own pub – always seemed like a distant dream, didn’t it? Bet you never realised it was just a £5k security deposit away (plus legal fees) with a Marston’s retail agreement. Your earnings will be based on a percentage of weekly net turnover and for those of you interested in delivering a food offer, the agreement may include one of our branded food menus.

We’ve been working with this type of agreement for 10+ years now and have invested £3 million in our Retail Agreement pubs over the last year alone. People love them because they allow you to:

Things to consider

In addition to the £5k security deposit and legal fees required for this agreement, you will need to cover your own insurance, except building insurance, which we’ll cover. Also, you’ll want to start thinking about your team; taking care of paying them and all other employment matters.

Before we all sign the agreement and see you heading into a whole new life, you’ll just need to show us proof that you’ve had independent financial advice from an accountant and solicitor, as dictated by the Statutory Pub Code. And, of course, obtain your personal licence (which we’ll help with) and complete your induction training.

It’s a five-year commitment, so you have loads of time to build the business and get it performing brilliantly but, if you do want to leave early, there’s always the option of six months’ notice with a ‘break’ clause in the contract.

Recruitment process
Once you have explored our opportunities and submitted an application for your preferred opportunity, a member of the recruitment team will give you a call to get to know you better and arrange for you to meet with one of our Area Operations Managers.
Your first meeting with an Area Operations Manager is to understand your previous experience (in the trade or elsewhere) and your ambitions for running a pub. We will tell you more about the pub and how the agreement works.
Stage one business plan – here is where you start to bring your ideas of running a pub business to life. We will ask you to think about the strengths and weaknesses of the industry and your vision for the pub.
We will provide you with a property pack, including the financial trading history of the pub and a schedule of any works we may be conducting. This can be used to seek independent financial, legal and property advice.
Stage two business plan – you will meet with an Area Operations Manager to present your business plan, which will include your ideas around your team, your target market, financial projections and how you will make an impact in your first 100 days. This plan will form part of your conditional offer, which will be signed off by your Area Manager and our Estates Manager.
If successful, subject to a conditional offer, we will book your induction and discuss the next steps towards securing a substantive (full) agreement. Your induction will consist of 5 days of training followed by a structured 6 month onboarding programme including a range of skills-based webinars, mentorship from an existing pub partner, and ongoing support from a dedicated Area Operations Manager.
